Supplementary Demand 2025–2026
As outlined in the communications shared earlier this year, the Association commissioned an independent risk assessment of the estate to establish a full schedule of essential and preventative works. This assessment identified a number of safety, maintenance and compliance requirements that had not previously been budgeted for.
To ensure the estate remains well maintained and compliant, a supplementary demand of £202.08 per household has been issued for the 2025–2026 period. This amount represents each household’s proportionate contribution towards the initial cost of these necessary works as detailed in the assessment findings.
Simplified Payment Process
If you are in the process of purchasing a property on the estate, your solicitor will arrange the initial Perpetual Rentcharge payment for the first 12 months. Thereafter, the process is designed for convenience:
Annual Billing: Each April, you will receive an annual invoice and statement from us.
Payment Options:
Full-Year Payment: You may pay the annual amount in one payment or through four equal consecutive quarterly instalments.
Monthly Payment: Alternatively, you may spread your payments across 12 equal consecutive monthly instalments, beginning in the month you receive your invoice.
Convenient Payment Methods
You can manage your payments in the way that suits you best:
Online Banking: Use your bank’s online payment facility for quick and secure payments. You may also arrange a Standing Order for automatic payments.
Payment Reference:
Please ensure you include your invoice reference, surname, and property address when making payments so we can correctly allocate them to your account.
Terms and Conditions
All Perpetual Rentcharge payments are subject to the Park Drive Denton Residents Association Ltd Terms and Conditions, which outline payment obligations, arrears procedures, and administrative fees.
The following summary highlights key sections of Clause 14 of the Terms and Conditions regarding arrears and administration charges:
Arrears Administration Fee – £12.00
If your Rentcharge account is overdue by two months or more, an administration fee of £12.00 per month will be applied. This fee covers the costs of managing your account while it remains in arrears and will continue to apply each month until all outstanding amounts are paid in full or possession is taken through litigation.
This fee may be waived if you enter into a payment arrangement—either monthly or quarterly—to clear your arrears, provided that:
Payments are made in full within 21 days of the invoice date; and
You maintain these payments consecutively each month or quarter to ensure the account is fully settled by the end of March following the last invoice date.
If you fail to keep to the payment arrangement, or if payments received are less than one-twelfth of the total balance for monthly arrangements or less than one-quarter of the total balance for quarterly arrangements, the administration fee will be reinstated and charged to your account.

Arrears and Debt Recovery Policy and Procedure
The Park Drive Denton Residents Association Ltd operates a clear and fair Arrears and Debt Recovery Policy to ensure all members are treated consistently while maintaining the financial health of the estate.
Our approach includes:
Issuing reminder notices after one month of non-payment.
Applying administration fees after two months overdue.
Sending a final reminder at six months overdue before referring the account to an external debt recovery service or solicitor.
We always aim to resolve matters amicably before taking formal recovery action. Members experiencing temporary financial difficulty are encouraged to contact the Association as early as possible to discuss potential payment arrangements.
Important Note
To avoid any issues, please ensure that all account payments are made in advance. Your timely payments help us maintain smooth operations and continue improving the estate for all residents.
